This seller understood the current marketplace and what his home was worth. Pricing it right, at $464,000, brought  over 30 people to the Sunday open, generated almost 40 showings, and led to a contract in less than two weeks.

Now, no doubt, the fact that it was priced in the mid-$400,000s and located in a highly desirable area were huge bonuses, but this home would not have sold as quickly as it did had it not presented a value.  Also key was the fact that the buyers were  able to see past the Mad Men-esque decorating to the home’s long-term potential, and were willing to put in the time and effort to make it the home of their dreams.
